The Purchase Process

Once you have identified a home and are thinking about making an offer, we can meet and discuss the offer options. It is natural to feel some pressure and some uncertainty about making an offer, but we are here to help you through the process. If you really like a home, there is always the possibility that someone else will share your enthusiasm for it. Whether the real estate market is active or sluggish, moving as quickly as possible will minimize the possibility that the house will go to another buyer.

We are here to provide you with honest and fair advice about how best to prepare the offer. We will discuss the terms with you, and put in writing the specifics of your offer. Offers and counter offers may be traded back and forth over days. Terms of the sale will be discussed and deadlines will be set. With our knowledge of financing, negotiation procedures and the tax laws affecting real estate sales, we can help you come up with creative solutions to the challenges that may arise.

Once an offer is accepted on a home, we will walk you through the entire process, from inspections of the home, to negotiating repairs on your behalf, to reviewing the closing documents and accompanying you to the closing at the title company. This can be a long and complicated process, but we are here to help make it go as smoothly as possible.

Once the transaction is ready for closing, we will accompany you to the title company where you will sign the documents required to transfer title to your name. Generally, recording of the documents takes place the following business day–at which time you become legal owner of the property and receive keys to your new home.
