Marketing Your Home
When you list your home for sale, we work as partners to ensure it sells as quickly as possible, and for the best price. While you take the necessary steps to make your property look good inside and out, we will go to work to make sure your home is exposed to qualified buyers.
We will work with you to develop a marketing plan that will work best for your home. Generally, we use the following forms of marketing:
Listing Sheet
We will prepare the pertinent information about your home (floor layout, price, special features, taxes, lot information, etc.) for entering information into the Multiple Listing Service, for flyer development and advertisements.
Sign
A “For Sale” sign will be promptly placed on the property. A RE/MAX sign is a proven winner in attracting prospective buyers. Your representative’s name and phone number will appear to ensure that interested callers will be directed straight to the Realtor who is intimately familiar with your home.
Photos
We will take updated photos of the property for marketing purposes, to be used in Multiple Listing Service, for flyer development and advertisements. In addition, we may ask you to provide additional photos of your home in other seasons.
Multiple Listing Service
We will promptly advise the MLS of the availability of your home, and strategically place photos in the MLS system for other agents’ viewing. In addition, the listing will also be available on www.alaskarealestate.com, where potential buyers can also view the photos and find out pertinent information about the property.
House Book
A House Book will be prepared for your property. The book provides useful and valuable information to a potential buyer, including the Listing, the Property Disclosure, information on Local Schools, Utility Costs, Warranty Information (such as new roof warranties, etc.), Location Map, As-Builts, etc. This information remains at the property, along with a supply of Property Disclosures for potential buyers to take with them.
Flyers
Flyers will be prepared and placed in a flyer box on the sign in front of your home. In addition, flyers will also be distributed twice monthly to Anchorage licensees at the following locations: RE/MAX Properties, Prudential Jack White Vista, Coldwell Banker Fortune, Dynamic Properties, Northern Trust, Gallery Homes Real Estate, Century 21-Crawford, and Realty Executives. Lastly, flyers will be distributed to our mailing list of partners, clients and other affiliated agencies.
Newspaper Advertisement
Unless otherwise negotiated, we will place a 3-day ad in the Anchorage Daily News twice monthly.
Open House
At least once a month, we will hold an Open House of the property. Open House is generally held on Saturday or Sunday, from 1:00 p.m. - 2:00 p.m., which historically are the highest traffic periods. An ad is placed in the Anchorage Daily News detailing the open house, along with directional signs to the property.
Website
All properties will be profiled on our website which is available as a link from www.cookinlethousing.org, RE/MAX and other affiliated organizations.
Other Forms of Advertising
In the event that we do not achieve the desired results with marketing of your home within the given time lines, we will work with you to determine other marketing strategies, such as placement in the Alaska Real Estate Showcase television show, advertisement in the Real Estate Book (monthly magazine), or other forms of advertising that may be available. We strive to be available to you for feedback on marketing efforts. We do, however, ask that Owners be responsive to incentives to motivate a possible buyer, such as a price reduction, paying a portion of the Buyer’s closing costs, etc., in the event the property does not have sufficient showings after marketing efforts have been underway for a period of time.
We consider our relationship in the marketing and sale of your home a “joint-venture”, with the goal of selling your home for the highest price possible, in the time frame that you require!
