Lease Compliance
Positive and proactive lease compliance monitoring is achieved through tenant communication and routine building inspections. Not only are the common areas, building exterior and entrances inspected regularly but staff also checks-in with tenants to determine if they have maintenance issues or other concerns which have not yet been reported. Having eyes and ears routinely on the property means potential hazards or compliance issues are dealt with preventatively.
The Property Manager works closely with the leasing agent to monitor lease expirations and renewal negotiations. Each tenant will be contacted 6 months in advance of their lease expiration to determine if they are interested in renewing and what improvements may be necessary in the space. A specific marketing plan is created for each property, and a variety of methods and mediums are employed in the marketing and advertising of vacant space.
