Our skilled maintenance staff is available for routine work orders as well as vendor coordination during regular business hours and is on call 24 hours a day, 7 days a week for emergency response.

Commercial Property Listing, Sales and Leasing
Fees for Property Management Services:

  • Monthly fees are calculated as a percentage of the gross monthly income collected on the property. The percentage varies dependent upon the size, location and condition of the property.
  • Residential property management rates start at 8% of monthly gross income for properties of 20 units.
  • Commercial property management rates start at 5% of gross monthly income for approximately a 75,000 square foot building.
  • The property reimburses CIRES for all actual maintenance time on the property based on actual salary and benefits costs.
  • Fees for other property management services such as shopping, lease up or tenant improvement project management are negotiated on a case-by-case basis.
  • Special fee structure or discount may be available for Non Profit building owners or owners with multiple buildings.

In order to provide an accurate rate proposal, we require an on site visit to the property, review of a rent roll and income statement and discussion of the owners objectives for property performance.

Fees for Residential Sales and Purchase:

  • Commissions for real estate sales are negotiated at the time of signing of the listing agreement. While they may vary from property to property depending upon size, location and potential marketing activities, the standard in the industry is 6% of the sales price for resale property, 5% of the sales price for new construction and 10% of the sales price for vacant land. Commissions are paid at closing out of the seller’s proceeds.
  • Commission earned as a buyer’s representative (for purchase) are typically a percentage of the sales commission and are paid by the seller. The CIRES representative will negotiate with the buyer of a For Sale By Owner if the property is not listed with a Broker. In the unlikely event that the seller will not pay a commission, the buyer is responsible for compensation to the sales associate.

Fees for Other Real Estate Services
Fees and Commissions for other real estate services are negotiated on a project by project basis.
