Fee Structure
- Monthly fees are calculated as a percentage of the gross monthly income collected on the property. The percentage varies dependent upon the size, location and condition of the property.
- Residential property management rates start at 8% of monthly gross income for properties of 20 units.
- Commercial property management rates start at 5% of gross monthly income for approximately a 75,000 square foot building.
- The property reimburses CIRES for all actual maintenance time on the property based on actual salary and benefits costs.
- Fees for other property management services such as shopping, lease up or tenant improvement project management are negotiated on a case-by-case basis.
- Special fee structure or discount may be available for non-profit building owners or owners with multiple buildings.
In order to provide an accurate rate proposal, we require an on site visit to the property, review of a rent roll and income statement and discussion of the owners objectives for property performance.
